  1. BEFORE looking for a home you need to know how much you can afford and the best way to do that is to talk to a lender and get pre-approved for a mortgage. When you are ready to make an offer on a house you want to have your prequalification letter from your lender to include with your offer. There are many great lenders out there and you can work with the one you choose. Here are a few lenders I've worked with.
  2. You should definitely consider working with a Buyers Specialist that you like (ME!) and work with that ONE real estate agent as your agent. Having a Buyers Specialist doesn't cost you any extra money in the transaction, the commission is generally paid at the closing of the house through the sellers listing fee. As a Buyers Specialist I can show you any house on the market (listed for sale in the Multiple Listing Service). When you use me as your Buyers Specialist, a fiduciary relationship is created. What this means is that I am working for you and have a personal, professional and legal obligation to fight for your best interests above anyone else; even myself.
  3. The person on the sign outside of a house for sale, the listing agent, does represent the seller and is legally required to look out for the best interest of that seller above ANYONE else, even themselves. If you do call on the listing agent instead of having your own Buyer Specialist you will need to know about Dual Agency.
